La Pyramide: a 130-room hotel with a view

(Québec) A 130-room hotel and a rental condos building with a hundred units will come out of the ground in spring in the Sainte-Foy Pyramid belt, Le Soleil has learned. The developer, GCS Development Real Estate, has clarified its ambitions, Monday, for its imposing development of $ 125 million.

The first phase, valued at $ 40 million, will begin in the coming months. The site consists of the construction of two buildings - a nine-storey hotel and a 10-storey building - on Nérée-Tremblay Avenue. If everything goes as planned, the buildings should be delivered by 2018 and they will be connected by a tunnel to the Innovation Center.

"We wanted different products from the competition and we will adapt to the needs of the market as the project progresses. [...] The roofs will be used for green spaces, with terraces. We want relaxing places, "says Sylvain Gilbert, President and CEO of GCS Développement Immobilier, noting that the name of the banner for the hotel will be unveiled only this summer. "We are fine-tuning the details of the project," he says, confirming however that he is in talks with a Quebec channel.

For the establishment of more than 100,000 square feet of apartments, the developer says his company is currently evaluating the possibility of displaying homes on online rental sites such as Airbnb.

"Given that zoning allows hotels, it is possible to do Airbnb. The analysis is being done. It would be possible to rent an apartment for the weekend to enjoy the Summer Festival or during sports competitions ", gives as an example Mr. Gilbert. "There could be two or three floors of Airbnb out of ten. This will depend on demand. It is an interesting product that is part of the future, "adds the businessman, whose company this year blows his 30 candles.

Eventually, there will be 6 buildings ranging in size from 4 to 17 storeys on 308,000 square feet of land, equivalent to just over four football fields. Each facility that encircles the Pyramid will have its own three-story underground parking. "Every time we build a building, we will improve our parking lot," says Mr. Gilbert, owner of the shopping center since 2002. In recent years, the Innovation Center has benefited from investments More than $ 15 million to modernize.

Residence for seniors

Although the final plans are not yet 100% defined for the entire development, the next phases should include the construction of an autonomous seniors' residence of 400 units and another building for more luxurious apartments of 150 To 175 units, at the back of the shopping center. According to the plans, the second phase of work is expected to start in 2019.

And finally, for the last construction site, the two buildings along the Sainte-Foy road should be commercial. "All the buildings will be connected to the Pyramid. That's the point. We want to create synergy between developments, "says Gilbert.

For the Pyramid, which has 45 stores, including the Clap Cinema, a Metro and the Shaker Cuisine & Mixology restaurant, several new faces will appear in the landscape over the next few months such as Simple Sandwich, Jack Saloon, Tartare Station, Pizz 67 and Shish Kebab Express.

In its boxes, GCS Développement Immobilier, which has half a million square feet of multi-residential and commercial buildings, still has several projects for the next few years. By June, two developments with a total bill of approximately $ 35 million will be delivered, comprising Borough 74 in Charlesbourg with 92 dwellings and the Borough of La Colline in Sainte-Foy, which has 63 dwellings.

"These are contemporary high-quality buildings, located close to all services," concludes the boss.
